It's exciting to see the energy around the Piper estates folks come together. Fact-finding. Budgets. Comparisons with other HOA practices.

I think it was inevitable that all 3 current Piper areas - Clearview, Heritage, Northridge - would begin to collaborate. The increase in the HOA dues seems to have united people.

I like the open communication between the homeowners. We have a lot to share - and that sharing benefits all of us. As in most groups, there are energized leaders who care enough to do the work. Thank you.

I'd like to suggest some priorities - which I hope generate some discussion. I'm OK with agreement - and disagreement. What's important is the positive discussion that results in a shared purpose - and unified action.

Priority 1 - Require equal dues from all Piper homeowners. Stop the two-tiered effort based on, as I understand, whether or not a household opts to use the pools. My reason here is that the pools are not safe or secure. There's no one checking who is using the facilities or not.

Priority 2 - Demand a $1,000 bonus paid to current homeowners who convince a friend, coworker, or family member to buy a home in Piper estates. This should be retroactive. We are proud of our community and when we refer people to live here - who then choose to buy here - we should get a payback for our efforts that helped sell another home.

Priority 3 - Require Curry Management to maintain the lake. It's an asset that has become more weed-choked each year. It's one feature that sets our development above other subdivisions. It's a beautiful selling point to future homeowners. 2007 should be the year when the weeds are cut back.

Priority 4 - Require Curry Management to clear out the concrete left behind be builders as soon as possible. These piles of concrete are an eyesore. Surely the leftover concrete can be removed before the Spring home selling season.

I hope this posting starts discussion that leads to some positive outcomes.

Earl, thank you for your thoughtful words. I agree with you on the cement cleanout, and definitely on the Equal Dues--that pool is wide open to the whole world, the only chance we get to pay for it is when all the homeowners pay their dues! I'll never forget the night that one teenage girl let over a dozen rowdy teens in without a parent in sight, and no accountability! (peer pressure is a powerful thing)

However, I don't think there should be a finders fee for referrals. I think it's a nice idea, but very hard to prove and not very equitable. What if someone knows more than one household--which one gets the money? How would you differentiate re-sold homes? Most of them don't even get contacted by the management company to pay dues in the first place.

I would also like to add my favorite ''priority''--the ''walking trails'' we are supposed to have, especially to the school complex. I think this dove-tails with your Lake Priority. The big lake needs some attention--BEFORE the lilypads start up this spring!

All neighborhoods - Heritage's HOA was officially merged into Northridge a while back. Clearview never had any documents filed according to the HOA attorney. So, there is probably no way that they can be forced to pay into the HOA. You are right the two -tiered system is not right. Piper Estates seems to be its own and they are being offered a buy in to use the pool What do people think?

The bonus would come from the Developer/realtors selling the lots, Have you approached them?

The HOA does not own any property yet. Western Wyandotte stills owns the pool and common areas. Even what is in the HOA common ares is only about 1/4 of the big Northridge lake, go to google maps and look at the satallite/plat image and it will show you where the lines are. So who does pay for the costs here, 100% Northridge for 25% ownership?
Piles of concrete should be required by deveolpers, maybe we should start calling the UG on them.
Lilypads

Yeah, I know about the Lake division...my kids were chased off the little bar of rocks that divides our section and the northern neighbor...

I wonder why the lilypads only grow on our quarter?? I know the northern neighbor put chemicals on his pads...
