Fumigation, now tentatively set for July 17-19, 2000, was discussed with a potential fumigation contractor, Jim Saltsman of Castle Termite Company, at the August 19th Board meeting. About a dozen owners and renters who don't normally come to meetings showed up to join in the discussion. An information sheet previously mailed last October is scheduled to be enclosed in the mailings with this newsletter, and it has been posted on the bulletin boards. Several questions not covered on the information sheet were discussed. Of biggest concern to people was potential reaction to the fumigant, Vikane. Jim Saltsman said each condo will be inspected just before the building is sealed to make sure no people or pets are left, and that food and other items are bagged properly. Bags and information on bagging will be distributed. If the precautions are followed, no one will have an adverse reaction. Roots of trees and things growing in the ground within the tarp should be soaked to try to prevent them from dying. The HOA may allow people to put potted plants in their parking spots. People will probably have up to about noon on the first day to get out, while the contractors puts tarps over the buildings. The HOA will try to arrange a "group rate" at a hotel. All vehicles must be out of the parking lot during fumigation. Doors will be chained shut. When the Vikane fumigant gas is pumped in, termites that are throughout the building will be eliminated. Ants and roaches in the building will also be eliminated, but they may return relatively quickly. There will be 24-hour guard service. About mid-day on the second day, the gas will be let out, and the tarps will be removed. The buildings will "air out" for another 24 hours, and then residents can return.

Garden Bay Window Repair. Several residents have been concerned about loose garden windows. Over the past few months contractors have been examining and working on the problem. The HOA Board is expecting a report from a contractor which will describe the cause of the problem and suggest a repair method.

HOA Monthly Meetings. Any homeowner or interested resident is encouraged to attend and participate in the monthly meetings. Upcoming meetings are currently scheduled for September 15th, October 21st, and November 22nd, all at 7pm in B-205.

Little & Sons Have New E-Mail: Manager Dan Little at Little & Sons has a new e-mail address for people to use: "dglittle@littleandsons.com". Little & Sons also has a new FAX number: 1-888-845-7129.

HOA Web Site. "Neighborhood Link" is now providing Villa Marbella with a free web site. Minutes and newsletters and other Villa Marbella information can now be obtained from the internet.
Here's how to "Find Your Web site":
Step 1: Log onto the internet and type in:
http://www.neighborhoodlink.com/ This will bring you to the Neighborhood Link national homepage.
Step 2: Now look in the middle of your screen. Type in your zip code ("92110"). Click on "Enter", then "Continue".
Step 3: A list of neighborhoods in your zip code will be listed. Simply scroll down to, and click on, "Villa Marbella Homeowners Association" near the bottom. And, you're there!
For help you can call the website "Coordinator", Secretary Bert Donaldson, at 224-3095.
Some of the features available to individuals include FREE PERSONAL WEB PAGES!!! Also, a "Bulletin Board" to post your opinion on topics like fumigation.

New Carpeting in the hallways and stairwell landings was completed in July. The carpet is a dark teal color called "Slumbering Pine". Linoleum and carpet were installed in each of the trash chute halls on the 2nd and 3rd floors, with the linoleum laid near the chutes, transitioning to carpet a few feet away. Carpet Club was the contractor.

20 Years Ago - August 1979. Construction of Villa Marbella buildings was completed.

15 Years Ago - August 1984.. John Geary was President. Quality Management Unlimited's contract was terminated and Strom Management was hired. Peter Haas became the property manager. Numerous measures were implemented to save money by the Board. It must've been a hot summer, because a 2-page rule regarding air conditioner installation was adopted. The August 19th meeting was 3 1/2 hours long and resulted in 8 pages of minutes, an all-time Villa Marbella record!. Monthly dues: $70.99. Bank balance: $3.3K. 2 BR condo prices: mid $70K.

10 Years Ago - August 1989: Don Hill was HOA president. Ray Correa was the on-site maintenance manager. Strom Management was replaced by JDR Accounting Service for financial management duties. Two additional parking spaces were created. The Board received a 56-page Reserve Study which concluded that the HOA reserve was underfunded by $221,494. (We did OK, anyway.) Monthly dues were $105. Bank balance: $31K. 2BR condos: mid $70K.

5 Years Ago - August 1994: HOA Board President was Albert Leggs, and management was by Little & Sons. The parking lot was resurfaced with a seal coat. An earthquake insurance questionnaire found owners about evenly divided on getting insurance. Aesthetic improvements in the lobbies began in September with the removal of brown wood siding.. Dues: $120 per month. Bank balance was $103K. 2BR condo prices ranged from $70K to $85K.

1 Year Ago - August 1998: A plumber broke an ankle jumping a fence. Plumbers will be told to break through fences if key to condo is unavailable. Dues: $131/month. Bank balance: $128K. 2BR condo prices: $75K - $80K.

August 1, 1999: Bank balance: $134K 2 BR condo prices: $85-90K, typically. Rental prices are now around $900/mo..
