Fumigation For Termites. Terminex will fumigate the A & B Buildings for termites Monday July 17 through Wednesday July 19, 2000 (this summer).
The fumigation unfortunately involves costs and inconveniences to many people. Information about the fumigation was distributed to all residents. The HOA will not reimburse anyone for the costs associated with the vacancy, losses, or damages. Owners and residents are urged to inform or ask the Manager if some aspect of the fumigation seems to be overlooked.
Some important points about fumigation:
(1) Condo keys will be tested in May.
(2) New residents must sign acknowledgements. Provide keys if any new locks are installed.
(3) Bags for protecting food are available and will be distributed, probably in June.
(4) All living things, including people, pets, and plants, must be out of the buildings for 3 days and 2 nights (Monday morning July 17 through Wednesday afternoon July 19th. )
(5) No parking will be allowed on site during that time.
(6) Depending on negotiations with Terminex, residents may be able to leave plants in the parking lot.
(7) A guard will be hired to watch the property.

Concerned owners and residents are encouraged to bring any and all questions and concerns about the fumigation process to Board and management attention. Bring questions and concerns to any meeting, or call, write, or e-mail them. The HOA web site has an interactive bulletin board section devoted to the fumigation issues.

Annual HOA Meeting Held April 22nd. The meeting was called to order at 10am in the Sizzler, and a quorum was achieved with eleven owners (representing 16 condos) along with 28 proxies. After nominations were closed, the three candidates for the three Board openings, Bert Donaldson, Chuy Ma, and Beverly Powers, were elected by MOTION. Most of the meeting was devoted to a discussion of issues, such as (a) plans for the July 17-19 fumigation, (b) garden window repair, (c) HOA fee hikes, (d) Parking in the fire lanes, and (e) other topics.
Water Usage. One of the topics at the Annual Meeting was the high water and sewer bills. Various proposals were suggested to reduce water use, the HOA's biggest cost, which runs about $35,000 a year. Sub-metering or separately itemizing water and sewer fees on the monthly HOA bills, were two suggestions. In the meantime:
Residents and owners are asked to fix all leaks in their condos, and listen for (and report) other leaks and running water.


Manager Moved! Little & Sons Property Management moved in February to 411 Camino del Rio, South, Suite 201, next to T.G.I.Friday's. To get to the new location, people should exit off I-8 at Mission Center, and drive west on Camino del Rio, South.

Navy Man in Persian Gulf. Long distance "Greetings" to B-Bldg owner Andre Singleton who has been out on deployment on the aircraft carrier USS John Stennis. Part of his deployment has been in the Persian Gulf. His family is looking forward to his return in July.

$20 Reward Offered for any live geckos (small lizards) from the B-Building before the fumigation. Steve Mediano (523-2436), B-301, would like to save a bunch of these insect eating critters that mostly live in the rafters, and return them to Villa Marbella after the fumigation. Contact Steve directly if you can catch a gecko in the B-Building (3142 Midway).

15 Years Ago - May 1985. Pat Clabuesch was elected President in April. Peter Haas of Strom Management was the property manager. The Annual Meeting didn't have a quorum in June and was actually held in July. Jim Hamilton became President in July. Monthly dues were $91. Bank balance: $15.5K. 2 BR condo prices: $70K-$75K.

10 Years Ago - May 1990: Osborne Crews was elected HOA president in April. Management was by JDR Business Service (Dale & Mona Leibiwitz). Hallways were being painted after vinyl wallcoverings were removed. Recarpeting and reroofing were discussed. Monthly dues: $105. Bank balance: $189K. 2BR condo prices: $70K to $80K.

5 Years Ago - May 1995:. The Annual Meeting was April 15th. Decorative border material was installed in the elevator & entry hallways. Dues: $120 per month. Bank balance was $100K. 2BR condo prices: $69K to $80K.

1 Year Ago - May 1999:. Albert Leggs was HOA President and Little & Sons were property managers. Bids for fumigation were coming in. Painting the hallways and interior doors began on March 15th. Touch ups by the contractor (Monroe & Sons) were completed on May 18th. Bids for carpeting the halls were coming in. Dues: $137. Bank balance: $134K. 2BR condo prices: $85K-$90K, typically.

April 1, 2000: Bank balance: $126K 2 BR condo prices continue creeping upwards, and are generally in the mid $90K range. Rental prices have resumed their upward climb, with rents around $900 per month.
