VILLA MARBELLA H.O.A. MEETING
JANUARY 14, 1999
(The monthly meeting of the Villa Marbella Homeowners' Association Board of Directors was called to order by Beverly Powers at 7:00pm Thursday January 14, 1999, in B-306 (Beverly Powers's unit )).

Minutes. (Note: Minutes of the December 16th meeting were mailed to owners about January 26th.)
Carpeting. Dennis Royer of Carpet Club gave a 30-minute demonstration and discussion of carpeting suitable for Villa Marbella. His company had provided the HOA's current carpeting. He described the experience with the existing carpeting and outlined three carpeting options, depending on Board preferences. Interest seemed to be on nylon carpeting, which is what the HOA has now. The method of coloring will probably be what is known as "solution dye". A couple books of carpet samples were left for consideration. After the Board decides what type of carpet it wants, the information can be put out for bidding by other carpet companies.
Financial Report:
1) Financial Summary: (taken from financial handouts)

Dan Little reported that in relation to the budget, there was about $1,000 deficit for the month. For the year 1998, the deficit was over $13,000. The deficit indicates that there is a shortfall of money in the reserve accounts.
Other expenses were discussed, including $298 to Best Plumbing to repair a gas leak in the pool pump room.
2) Status of Delinquent Accounts. Two liens were still in place, one on an A-Bldg condo and one on a B-Bldg condo. The owners of both condos were delinquent by about $1300. The senior lenders' foreclosure actions are in process. Action will be taken in Small Claims Court regarding a $1000 debt of a previous owner who lost his condo in foreclosure. Delinquent accounts owing lesser amounts were also discussed.
Old Business:
1) Authorizations Since the December Meeting. Work order #692 was issued to treat termites in areas of the 3rd floor of the A-Bldg.
2) Fumigation Planning. Termite extermination was discussed with Castle Termite Company, and they submitted a quotation for fumigation, in the low $20,000 range. They said that they could not guarantee extermination by any means other than fumigation, primarily due to the extent of the infestations and the type of construction of the buildings. Other bids will be obtained. Terminex's bid had been discussed in a previous meeting.
NOTICE TO OWNERS: The Board wants to let owners know that owners now have the opportumity to inform their renters that at least two (and any extra) nights that people must stay away from Villa Marbella during fumigation during the summer of the year 2000, can be at renters' expense. The HOA will not reimburse costs.
3) Interior Painting. At least 3 painting contractors bid on the HOA's painting specification, and 2 quotes were near $10,000. Dan Little will check references and ask about a clause in a bid.
New Business:
1) Signature Cards were passed around, and a MOTION passed authorizing Board members to sign HOA checks.
2) Money Market Accounts and Checking. The feasibility and mechanics of operating the HOA's finances with accounts at Merrill Lynch was discussed. A MOTION passed to get paperwork for opening accounts at Merrill Lynch.
Adjournment. The meeting was adjourned about 9:00pm.
