MINUTES
VILLA MARBELLA H.O.A. MEETING
FEBRUARY 17, 2000
(The monthly meeting of the Villa Marbella Homeowners' Association Board of Directors was called to order by Beverly Powers at 7:00pm Thursday February 17, 2000, in B-205 (Bert Donaldson's' unit) ).


In Attendance:

Minutes. (Note: Minutes of the January 20th meeting were mailed to owners about February 27th.).
Homeowners Session:
1) Stairwell Light. There was a compliment about a new bright stairwell light in the center of the B-Bldg.

Financial Report:
1) Financial Summary: (taken from financial handouts)
Money in Bank Accounts 12/31: $125,306
Money in Bank Accounts 1/31: $122,200
Decrease: $3,106
Payments During January (totaling $17,561):
Admin: $960 Insurance: $839
Sewer & Water: $3660 Gas & Electric: $1757
Services (a grouping of the following fixed-fee HOA service expenses: Trash, Janitors, Pool Service, Elevator, Pest Control, Gardening, Inspection, Gate Phone): $3168
Maintenance & Supplies (non-routine repairs & maintenance, and supplies): $424 Legal: $273
Fumigation: $6480

Various items on the financial statements were discussed, including a $6480 down payment to Terminex for the July 17th-19th fumigation.

2) Status of Delinquent Accounts. Paperwork for a lien was sent in regarding an A-Bldg condo, whose owner is about $600 delinquent. Other delinquencies of various amounts were discussed, along with the methods being followed to collect.
3) Water Usage. Dan Little, the property manager, reported that the water bill hit a record high in the previous month. From Dec 21st to January 18th Villa Marbella used 67,200 cubic feet of water. That was an increase of 10% or so from the previous year. There was some discussion about comparing usage from previous years.
4) Management Company Moving. Little and Sons Property Management is moving (done in February) to 411 Camino del Rio, South, Suite 201, next to T.G.I.Friday's. To get to the new location, people should exit off I-8 Mission Center, and drive west on Camino del Rio, South.
5) Video Surveillance Equipment. A MOTION passed authorizing the purchase of more video surveillance cameras and equipment.
6) Authorizations Since January Meeting. Work authorization #724 had been issued to re-key a couple locks.

Old Business:
1) Termite Fumigation. (a) Dan Little reported on the success he had collecting keys and signed fumigation information forms while he sat in the B-Bldg lobby for about 45 minutes prior to the meeting. (NOTE: He returned for a couple hours' sitting in the lobby on Saturday February 19th.) (b) There was a lengthy discussion or review of the status of fumigation plans, and how many keys and signed information forms are still needed from residents. (c) There was also some discussion about where the security guards should be positioned. (NOTES: (a) THERE WILL BE A MANDATORY EVACUATION OF THE BUILDINGS FROM THE MORNING OF MONDAY JULY 17TH TO THE AFTERNOON OF JULY 19TH. EVERY-ONE WHO WANTS TO STAY IN HOWARD JOHNSON'S DURING FUMIGATION SHOULD CONFIRM THEIR RESERVATIONS FOR THE VILLA MARBELLA GROUP RATE OF $59 PER NIGHT BY MARCH 31ST. (b) Residents may be allowed to leave plants in their parking spaces during the fumigation.)

Adjournment. The meeting adjourned about 8:30pm.
