The Village at Cedar Ridge is a residential development located between NE 87th and NE 92nd Avenues, North of Mill Plain Boulevard, in the City of Vancouver, Washington. The site developers are Coop Properties, Inc. and Schuler Homes, Inc. The Village at Cedar Ridge incorporates a mix of single and multi-family residential homes and a small area of neighborhood commercial. The single-family residential portion contains 159 homes with up to twenty of the homes having the option of adding accessory units (granny flats.) The original multi-family residential area, which is in the southernmost portion of the development, was designated to contain sixty-six apartments. However, in 1998 the Coop's and the City of Vancouver arranged to acquire this portion of the development for a neighborhood park.
The neighborhood commercial area is located on NE 87th Avenue.

Vision and Design Elements of the Site Layout

Vision for The Village at Cedar Ridge was for a new neighborhood, which reflects the best elements of current planning practice, traditional neighborhood layout and sound design principles and promotes and enhances a "Sense of community."

Coop Properties and Schuler Homes, Inc.'s main goals for The Village at Cedar Ridge is to:
1. Provide a livable, aesthetically pleasing environment.
2. Incorporate the best natural features of the site.
3. Allow opportunities for passive recreation.
4. Promote a pedestrian-friendly environment, which minimizes emphasis on the automobile.
5. Ensure consistent use of good quality design and materials throughout the development.

The Village at Cedar Ridge Site Plan and Design, Use and Landscape Guidelines were, therefore, carefully developed, incorporating neo-traditional planning principles. The guidelines and site plan establish the foundations for a new community, which reinterprets for the 1990's the most livable aspects of the traditional pre-war urban neighborhood.

The plan incorporates some of the best natural features of the area. Where appropriate, existing mature trees and vegetation have been retained. Three acres of open space have been integrated into the neighborhood to allow residents access to passive recreational activities throughout The Village at Cedar Ridge.

The Village at Cedar Ridge has lots ranging in size from 6,000 to 11,000 square feet (S.F.). To minimize the impact of the automobile and garages on the streetscape, approximately half of the lots have vehicular access from rear alleys. To further reduce the dominance of the automobile, those lots, which are accessed from the street, are required to have recessed garages.

In order to establish a pedestrian-friendly environment, similar to that found in many older neighborhoods in Vancouver and Portland, streets within The Village at Cedar Ridge are narrower than is usual for new developments. Streets are 28 feet wide with sidewalks and planting strips on both sides. Homes are required to be located close to the sidewalk with front porches permitted to be within 10 feet and front doors within 16 feet of the back of the sidewalk.

An Architectural Review Board (ARB) was established to apply the guidelines during construction of the homes in the development. Following completion of the single-family portion of the development, The Village at Cedar Ridge Homeowner's Association assumes the functions of the ARB. All homes in The Village at Cedar Ridge shall comply with the Design, Use and Landscape Guidelines.
