Update to all ?–

Because of the number of complaints and in order to deal with everyone equally, it has been decided that violation letters on the roofing signs will continue to be sent out.

Please ?– let?’s all cooperate and save everyone a lot of hassle - and money.

By the way, I have nothing to do with any of these decisions as I am not on the Advisory Committee or HOA. I am the chairman of the Budget, Finance and Expenditure Committee, so please believe me when I say we all need to do whatever we can to reduce expenses.

The HOA and the AC have considered signs at the entrances. However, there is a snag ?– signs must be posted AT EVERY ENTRANCE to VOWS! Because of how spread out VOWS is, that is a tremendous and expensive problem. It is our understanding that one area cannot do it alone, although one can mount a small sign next to your door or doorbell. Then, even after the signs are posted, the residents must call and report the violation (solicitors, etc.) and that call receives basically bottom priority. The best thing that can be done is to ask each solicitor for their permit. If they cannot produce one, call the police. I have personally found that if one asks for the permit, they leave the area immediately. In checking with other communities who have gone to the expense and hassle of putting up these ?“no solicitation?” signs, we find that they are reporting these signs have basically no effect. Again, the approach that seems to work best is to ask for their city permit.

Here are a couple of other points to consider:

1. The DCC&Rs, which everyone signs at closing indicating that they understand these rules, basically state NO signs are allowed on your property or fence with the exception of real estate for sale signs and security postings. In the past, the HOA has also allowed ?“My Kid is on the Soccer Team?”, etc., signs. ALL other signs are in violation, including all construction signs, church signs, etc. The roofers and anyone allowing roofing signs are in absolute violation! Violation letters (fines are assessed if not removed) were in the process of being mailed ?– that is why I tried to warn some of you. However, under the circumstances because of the huge volume, it was decided not to mail out all these letters because of the cost of preparation, mailing, etc. This will be changed in the near future as a different notification process is in the works that will be far more proactive.

The reason for this rule is signs become junk, litter, etc., besides being unsightly. Notice the posts at the corner of Coffeetree and Woodland Springs. Someone has to patrol, take down the signs, pick up the litter, send out violation letters, etc. This costs all of us lots of money. In other communities, the residents themselves help to patrol violations of the DCC&Rs. In this community for some reason, we don?’t seem to have this type of cooperation. In fact, some residents seem to enjoy seeing if they can get away with some of the violations even though the rest of the community may object. Those of us who are active in the community are in the process of addressing these situations. HELP US! Get out of your car and take down the signs in violation. Knock on the door of those people who have signs and gently remind them that they are in violation and that you are really saving them from a potential fine.

As all of you should now know, the HOA is now foreclosing on homeowners who are not paying their assessments. Reason? If they don?’t pay, we all have to pay more to make up the difference. It appears that some of those who are not paying think they are ?“getting away with it.?” In the case of hardship, the HOA is more than willing to make payment plan arrangements. Please realize that in surveying other communities, our annual assessment is actually low in comparison. And please remember we do not pay into a PID as some other communities do. In some of these other communities when one adds together the HOA direct assessment and the PID amount (on the tax bill), the annual amount is staggering. $455 annually is a bargain.

Please give me a call or stop over if you have questions or concerns. Those of us who are active in the community spend what seems like a ridiculous amount of our personal time trying to improve where we live ?– the appearance, maintenance, and upkeep of the common areas as well as each individual lot affects all of our home values. We all want to take pride in where we live. Everyone can help accomplish this, and everyone?’s help is needed!

By the way, do you have TWO live trees in your front yard? You are supposed to!
