Jan 21, 2008

By Cynthia Williams

With spring just around the corner, I thought it would be helpful to go over some points to prepare your home for the quickest possible sale.

Price - Make certain that your home is well priced. Keep your eye on the market activity in your area and price your home accordingly.

Landscaping - Curb appeal is very important. Buyers form opinions iwthin 60 seconds of looking at your home. a small investment in your front yard can yield high dollars in return.

Exterior Paint - Paint and general clutter removal is one of the least expensive ways to brighten up your home - make it shine!

Cleaning - your home must be presented in the best possible light. Clean out closets and garages; cluter makes a home feel cramped. Rent a storage space if necessary.

Fix - Take care of all those little things you'vbe been putting off. Repair cracked or broken windows. Repair running toilets, tighten loose hardware and replace torn or damaged screens.

Eliminate pet odors - Nothing puts a potential buyer off more than bad smells. Keep a clean litter box and make sure your pets beds are clean and fresh.

Interior Paint - If possible, spruce up rooms with fresh paint. Refinish any damaged wood floors and clean carpets. Repair or replace broken tiles or torn linoleum.

Keep family photos and memorabilia at a minimum - a home seller's treasures can be distracting to potential buyers, and can also make a home appear small and crowded.
