real estate values

Can any tell me how the real estate prices are decided? Who determines ths prices? It seems all the other sub-divisions values are going up at a much higher rate than ours. I understand the other TLHills are more expensive, but most of the others have about the same square footage in various homes.

Real Estate Values

Hey There,

For a long time now, houses have been sold for too cheap! I am a Realtor who has sold the past 2 houses in Providence Place. I sold one at 1053 Legacy Walk for $282,000 (unfinished basement) and recently put 1035 Legacy Walk under contract (finished basement) for $315,000 finally breaking the 300 benchmark. The other Realtors have set it in TLHS homeowners minds that they must sell cheap for some odd reason. I always challenge other Realtors that make offers on my clients properties in TLHS to find homes with relative sq footage anywhere in Townelake below 300 k. Feel good that now the values are going up. 282,000 in April. 315,000 now in May. Long time overdue. Call me anytime you need to buy or sell property. I will make sure you get the most for your home.

just about square footage?

I'm neither real estate agent nor Board member (and this is not a solicitation for a real estate business), but are you suggesting that square footage is the primary or only factor in determining property value or sales price? What about age and condition of the home, roof condition, lot size, type of lot, (golf course lot vs. interior lot), neighborhood amenities, condition of the community, condition of neighboring properties, type of contruction such as vinyl siding vs. brick, built on a slab vs. crawl space or basement, architectural details such as keystones, soldiering, window material and design, garage door style, interior features such as ceiling heights, sprayed or smooth ceilings, moulding, hardwoods vs. carpet, tile vs. vinyl flooring, granite vs. laminate countertops, age and condition of HVAC and appliances, curb appeal and wow factor or at least updated features that buyers are looking for? And what about the needs of the seller--how quickly the seller needs to move?

Square footage of the homes in the neighborhood may be a selling point but the square footage is generally fixed. Perhps there are other ways to add value in the eyes of the buyer.
