Where are the easement areas?

Posted in: Woods at Jefferson
Where are the easement areas? If the area near each of the gates is the responsibility of the homeowner and the ravine is also the responsibility of the homeowner where exactly are the easement areas that our money is supposedly paying for? Jefferson Park is maintained by the city, I can think of no other common areas!? I think your fees are bogus!

Josephine, the easement is the area in front of the development that is next to the street. Yes, under the Deed Restrictions it is the responsibility of the homeowner who has that section of easement. However, it says that the Association may take care of it. It's not required, but the HOA has the option. There are 2 different owners for the ravines and they take care of that.

The dues,,,,,, actually, are supposed to help the HOA run. At this point though the HOA is having trouble getting it's feet under them. But the dues can do many things. Help replace the signs in the front. Have holiday functions for the community in the park. Really, it's endless what the HOA can do with that money. The problem now is helping the HOA get pointed in the right direction.
Bogus Fees

The fundamental purpose behind the homeowner's association is to improve and protect the property value of the community as a whole.

We do this by 1) investing in improvements that will make the W@J a more desireable place to live, 2) maintaining these easement areas in front of the developmoent and 3) building community.

As you hopefully are aware, last year our focus was to improve the communications, get the budget/finances under control and build a foundation. We accomplished these goals. Please see the newsletters or ask one of the officers for a more detail explaination if you needed.

This year, we are going to focus our efforts more on the improvement of the physical appearance, building community and get our finances in better shape.

We have a direction. We have a purpose. Now we need to start making it happen. This would be a golden opportunity to you to lend your talents and skills towards making the W@J a better place to live.

Dues are reasonable

I have to admit the dues of $50.00 per year is pretty reasonable. I have only heard about the HOA dues in a lot of these other subdivisions and they can reach as much as $200.00 per year. Of course we do have over 700 houses in the subdivision but if only 25% of the people do not pay we are still looking at 26,250.00 per year. I guess the bottom line is, it's only a little over $4.00 per month so why not help our community look nicer, which by the way helps our property values!!!
