Details about the Wawa / Chili's at Black Rock and Egypt

Audubon Land Development is the owner and developer of much of the commercial land in our neighborhood.  I just noticed the site plan for the proposed Wawa / Chili's restuarant on the ALD website (Direct Link to ALD website)

Notes:

 - There are five different buildings on this site!  (and one of the buildings has multiple tenants).   This is much denser than just the Wawa and Chili's mentioned in the Township newsletter updates...

 - The houses on Gumbes and Larkspur are going to have new buildings placed close to their property lines.  Hope they like the smell of mexican cooking...

 - Interesting how the private driveway in the upper right is now routed through the proposed Rite Aid parking lot...

 - The big entrance on Black Rock Road is right after a blind curve in the road (southbound).  Expect plenty of accidents there...

 - I don't see any indication of sidewalks on these diagrams.

I live on Larkspur Lane and all of this development will be right behind my house.  Years ago, when the land was being rezoned to commercial, the Oaks Civic Association was re-established.  We hired a lawyer to review the paperwork and tried to fight the rezoning of the land.  The township Supervisors at the time acted as if they cared about us, but went ahead and allowed the rezoning anyway.  The solicitor told us that if he lived here, he would move. 

 

We came up with some plans on how we wanted our properties protected and gave it to the developer.  It is very unlikely that we will get what we asked for.  They probably don't even have the papers anymore, as it was so long ago.

 

I can only hope that with the condition of the economy and all of the empty stores in Collegeville, the development won't happen for a long, long time.

I *think* much of this effort is currently tied to PennDOT - needing more approvals and funding. 

 

This is a priority point of engagement for us: We want to ensure that development is done right - with traffic calming, sidewalks, and consideration of the nearby neighborhood.

 

 

 

So where is the Pizzeria UNO?  It is mentioned in the township meeting notes...
