New to be owner need help

We are looking to build in the new section where the 1/2 acre lots are. What is the mine close to the developement? Does is make a lot of noise? Any other issues from it? Bright lights at night? Any information about the neighborhood is appreciated. We have not been there yet but we have looked at Fulton up the street and we like the houses in Castlegate from what we see. We plan on living there permanetely so this is not a investor type house at all for us. We are planning to make it home for a long time. Are there alot of kids there? We have 2 daughters and hope that they can have some nice friends. Also anyone have experience with Providence Homes?

This board doesn't get much activity since the Facebook page was created.  I'd recommend you check out "Castlegate Community" via Facebook as there are FAR more participants there.

 

On the kids, it really just depends on what section you live in.  My area has quite a few kids my son's age, but I know some of the sections have less kids.

 

On the concrete place, it makes noise, but it isn't enough for it to keep me awake when I'm sleeping or anything like that and I've never personally noticed lighting, etc from it. 

 

I really do like Castlegate, but I've been in Ironwood Crossings (where the Fulton Homes are) and it's REALLY nice.  It did not exist when we moved here, and personally, if I could live there I would.  Their pool and splash pad is awesome and I like the layout better.  However, their HOA dues are leaps and bounds above ours in order to maintain their pool and splash pad and such, so it's a give and take I suppose.

 

I do like the school (Simonton) in our subdivision.  My son has gone there, just finished his 5th year there and will be starting his 6th year there in August.  We've loved the staff, facilities, programs, etc.  The LEAP program is great, they offer sports, band, choir, among other activities.  And the HOA is doing quite a few subdivision improvement projects slowly but surely, so things have improved greatly.

How is the quality of your home? Did you build with Providence? I wonder how they are to a builder like Fulton? I really like the Fulton Community as well. It seems very nice and the layout is great. How much are your HOA dues and what does it cover? What about H2O water is it high and Johnson Sewer? Our lot will be in the 1/2 acre section and that was why I was wondering about the Concrete area. We will be homeschooling our girls so the school side is covered there. I wonder if there are many homeschoolers there? I have been reading about  Castlegate on Facebook as well and noticed the water lines breaking. What is up with that?

My home is fine, I've been here 7 years and no issues, however no, I am in the KB homes not Providence.  I know many of the homeowners with Providence are having MAJOR issues (again, there is a thread about that on the Facebook page) with pipes leaking under their driveway due to incorrect installation, it's not covered by homeowner's insurance because it isn't inside of the home, but the plumber they used is out of business, so it's a big issue. 

 

We pay $50 per month for HOA dues and it covers trash, the common areas, etc.  Johnson sewer is $42 per month and H2O is very reasonable.  My water bill is around $22 in the winter and $45 in the summer (due to watering plants and grass more often).  The HOA dues in the Fulton community are around $120 I have been told and not sure if that includes their trash service or not.

 

My son goes to the public school and there are SO many schools between public and charter to choose from, I cannot comment on homeschooling, but what I can say is that all of the kids my son plays with in our neighborhood area, none of them are homeschooled they all either go to the community school or one of the outlying charter schools.

 

The waterlines are with the Providence homes in a certain section.  That is nothing to do with common areas or any of the other home builders.  I mentioned it above, although I do not know a ton about it since I do not live in a Providence home and don't have the issue myself.
