conforming

I believe the person you are referring to is conforming. They are trying to follow the deed restrictions by stating there is nothing in the deed restrictions that allows us to fine. That is what the hold up has been this entire time. I am sure fines would have been assessed a long time ago if the deed restrictions allowed us to do so.

Also, you did not SIGN your deed restrictions. They were DELIVERED to you at the time of closing. I believe the person who keeps writing these responses is trying to say you cannot enforce the restrictions because there is nothing allowing the trustees to do so.
conforming

WRONG ! When you closed on your home, you did sign and agree to abide by the rules and covenants that were put in place by planned communities and agreed to by M/I, Dominion and Ambassador Homes. A small group is leading the charge, to keep the HOA from establishing a fine system, but they will fail, because at some point our property values are going to see a dramatic drop, due to the negligence of a few and the majority of homeowners will demand something be done. I don't know what these people have to be afraid of, unless they are the ones not complying with the rules.
still dont get it

IF the people of big bear farms are so upset, how come only 12 people show up to the annual meetings and that includes the spouses too? Property values will see a drop because the economy isnt do well, and the interest rates are going up. You better go take a class on economics and the housing market 101. You sound like you were born yesterday and have no clue what is happening around you.
to still don't get it

12 people? I believe there were more than that at the last meeting. If you know so much about math you might want to learn to count the people at the meetings, if in fact you were there. I agree not a fare representation of BBF, but l also bleive that there are new people in BBF who do care about keeping it a desirable location to live. The HOA has never spent a great deal of time looking into the deed restrictions and how they can be enforced. Since you know so much, have they ever as the HOA done this? Tell me when and who was appointed by the HOA to do it?

Please again read the hoa website listed in an earlier posting. I do believe based on the language in our deed restrictions it can be done, and there are many resources out there that can be contacted to make this happen.

Why Why Why are you so against keeping the people that own here accountable to maintain their property in a fashion that is consistant with those of us who do? Please answer that question.

I think the HOA was previously devided by a few who could not come to terms with their own relationships.

Someone on here posts about a trustee who works for a lawyer. So What! Do you have a problem with that? Who do you work for?

Why not help to make this subdivision the best to live in in the Powell area? Does letting homeowners do whatever they want support this objective? I ( the one who has no clue ) believes that the deed restrictions are there to insure that a homeowner can be assured that when they buy a home they are protected from the few that really don't care.

Do you care?

Please answer my questions so I can decide whether I have a clue or not.

Do you think it is reasonable for a the Deed restrictions to be enforced?

If not why not?
