Widening of Powell Rd?

Posted in: Big Bear Farms
When you say lose the front entrance what exactly do you mean? That we'll lose part of the front entrance or that it will be closed off completely?
Powell road widening

This is what I understand is going to happen. Powell road is going to be widened to 5 lanes. I think we all agree this needs to happen. When they do the widening they will take some of the land in front of the subdivision and ponds. The homeowners association will be compensated and a new entrance will be built. No closing of the entrance. It will probably be better looking than it is now.

They will also build a walking path from here to the Zoo. I think that is a great idea an one that will benefit the people who live in BBF.

For those of us who exit on Powell road,it will mean we will be able to exit more efficiently.

I think that all things considered it will make living in BBF more attractive.

BBF has the advantage of being close to grocery stores, mail services, gas stations, laundry services...etc. If you live in Scioto Reserve there is nothing that is right around the corner.

All we need to do is make sure people that live here maintain the image of being a great neighborhood.

This goes back to making sure the deed restrictions are followed. There is nothing worse than a yard that has more weeds than grass, or a house that has 8 cars parked in front.

We have a huge investment in our homes. We don't want to loose money on that investment. If our subdivision becomes less attractive because of a certain few, you know you will never capture the benefit from your investment.

Please help our trustees by giving them your support, and have faith in what they are doing. No one that lives here as any reason to complain if they are not actively participating in the management of BBF. Go to the meetings, or contact a trustee with your ideas and complaints.

Thanks for the great response. I really feel for the houses that border Powell Rd. I agree that having legal representation insuring that Big Bear Farms and those homeowners negatively affected are compensated fairly and don't sell themselves short on the value of the land. I really hope the ponds don't have to go though. That would be a shame. The sidewalk to the zoo would be fantastic though.

What is the process to identify problem neigbors/yards. Maybe if the correct process was well known neigbors would be more vigilant.

This site does not have meeing minutes/dates/times. There is something wrong with that. This needs to be posted. That is a major reason for your lack of participation.
You asked?

What is the process to determine what properties are not being taken care of, or do not maintain the positive image of BBF? Just common sense to me.

You neighbor who lets weeds grow in thier yard only creates weeds in yours. You end up spending more because of them.

What if your neighbor had 7 cars parked in front of their house at all times. Might want to ask those on Waynebrown who know what I am talking about.

Simply it its about responsibility. People getting of of their behind and spending 15 minutes a day to make their homes look nice.

The minutes to the trustee meeting were posted on the BBF Homeowners webiste. I am sure the minutes to the last meeting will be as well. There is no relationship between this site, and the BBF website. As someone wrote before we have to respect the time our trustees put into doing what they have to do, besides taking care of their children and their personal responsibilities. The Association meeting always poorly attended, yet many people complain that they are not informed. Thinking about College it is like not going to class?
