Dear Neighbor,
If you are reading this website and have taken the time to read the HOA Board minutes from 4/19/07 you deserve the following information which would have been undetectable from the minutes.
The Board minutes, prepared by Brenda Hatch (HOA Secretary), address the ownership of ''Orphan Lots'' by Board Officers, including one recently purchased by Ms. Hatch herself. I am the adjacent owner to Ms. hatch's new lot. Board minutes indicate that Ms. Hatch bought the lot for the altruistic reason of preventing a developer from getting it and that a fair offer of sale was made to and rejected by the neighbor-me.
The facts are these- Ms. Hatch bought the subject lot on or about January 19, 2007 for $5000.00. She had it surveyed around St. Patrick's Day and when I saw the stakes I checked the property for new ownership and found that she had purchased it. On April 2, 2007 I personally contacted Ms. Hatch and asked her what her intentions for the lot were. She advised me that it was an investment. I then advised her that my neighbor and I would like to preserve the lot and asked if she would sell it. She said yes, for $45,000.00- which would be a $40,000.00 profit after 45 days made on neighbors and constituents. Ms. Hatch has now tendered her resignation from the HOA BOard effective the date of the upcoming Special Elections.
Everything I've said here is true and I hope my neighbors can, and will, read between these lines. Speculators, even though ''...they be of our own house'' are about to descend on EPE. PLEASE research the smaller orphan lots near you (on the JeffCo Assessors website) and if you wish to preserve your well and your peace offer to buy them before a Speculator does. And if you wish to see only responsible development in EPE participate in the upcoming Sopecial Elections
