The Holly Hill Farm community was built by The Cunnane Group (1998-2001) and is
located off Raintree Lane between Pineville-Matthews Road and Providence
Road in Southeast Charlotte. The scenic 45-acre property features a natural
pond, rolling hills and mature trees in a secluded setting. Holly Hill is a
51-lot, single-family home neighborhood. All of the lots are situated on one
of five cul-del-sacs. Eighteen of the community's 45 acres were left
undisturbed, creating rear yard privacy and natural vistas from many lots.
Cunnane Group developed and built an architecturally diverse community while
preserving the natural beauty and rolling terrain that made the Holly Hill
property so special.
The Cunnane Group built HHF from 1999-2001.
It consists of 51 all-brick single family homes with upscale amentities that range from 2,200sf to over 4,400sf. There are 4 unbuilt lots that the builder owns.
The property was a hilltop equestrian estate that slopes down to wooded surrounding common areas.
A central feature of the community is the main fountain surrounded by gardens that lead you through a vine-covered arbor to a nice pond that is stocked with fish for algae control( NO fishing).
HHF adjoins the older and mature neighborhood of Deerpath Park that offers nearby treed and safe walking opportunities.
HHF is conveniently accessed from Rts 51, 16 and 485.
It is located in the proximity of Raintree but is not a legal part of Raintree. HHF residents are close to the convenience of Raintree Country Club's golf, tennis, dining, swimming and social commaroderie. HHF residents are legally separate and therefore have to pay the prevailing initiation fee ,which is fully refundable.
HHF is South of the Arboretum, West of Providence Rd.(Rt 16)and just North of Charlotte Latin School and North/East of Raintree Lane ( which bends like so many other Charlotte streets- at least it doesn't change names).
HHF is also midway between Pineville(Carolina Place Mall)to our West on Rt 51 and Matthews shopping to our East on Rt 51 toward Independence Rt 74.
Nearby shopping can be found just S on Providence Rd. at Providence Commons and just West on Ballentyne Commons at Rea Rd. is Stonecrest Shopping Center, and further West is Ballentyne East Shopping Center.
The HHF HOA is made up of 55 lot owners who elect a 5 person board of directors at the annual meeting in April of each year. Notices are mailed to last known homeowner 30-60 days in advance of meeting.
Annual assessment have been $180./year and payable by January 15.
