I DO NOT UNDERSTAND, HOW OUR FENCE LINE CAN LOOK LIKE SHIT EVEN BEHIND THE MODEL HOMES.  WE PAY OUR DUES AND I HAVE YET TO SEE ANY REPAIRS ON OUR FENCELINE.  THIER ARE ALOT OF HOME OWNERS THAT REALLY NEED TO CUT THERE GRASS , AND WEEDS.  WHO IS MONITORING ALL THIS.  FROM EXPERIENCE I KNOW ITS THE PROPERTY MANAGERS THAT ARE SUPPOSE TO DRIVE AROUND THE NEIGHBORHOOD.  IS THIS BEING DONE. DO YOU NOT SEE THE DAMAGE FENCE, OR WEEDS IN PEOPLE'S YARDS.  I KNOW THERE GIVING NOTICES BUT HOW MANY NOTICES.  MAYBE SOMEONE NEED TO GET ON THE BALL.  BOARD OF DIRECTORS HOW ACTIVE ARE YOU IN THIS NEIGHBORHOOD. THAT OUR NEIGHBORHOOD CAN START LOOKING LIKE SHIT.  I AM GOING ON TWO YEARS AND HAVE YET TO SEE ANY IMPROVEMENTS.

OK first, yes the managers are doing drive-throughs.  As for the REALLY bad yards, legally we have to send out 2 warnings (2 weeks apart) then a 10 day notice of force mow.  THEN I personally authorize all of the force mows.  So yes, I know it can take a while.

As for the fence line, Article 18 of the CCRs explicitly says that they are responsibility of the HOMEOWNER... not the HOA as long as they are within the property-lines of the homeowner.  There is one specific fence that is currently being investigated, and that is all I will say about that.

And finally.. the cursing really isnt necessary.

I would like to ask you sa.cruiser, as well as every other homeowner, what type of improvements would you like to see.

Please do NOT include a park as that has been my personal mission for more than 6 years and was on track until the county stalled the process 2 months ago.

So, please do tell me... WITHOUT CAPS or cursing, what exactly do you want the board to do for you... other that what the board (being unpaid volunteers) to do for you that we have not already done?

What is it that we DO for Kriewald?

1. ensure that CCRs are enforced within the limitations of the law.

2. we have implemented the yard of the Quarter/Year program

3. Ensure that tagging is removed

4. monitor the crime as well as, fully participate in the COP program and ensure that it is fully finded within the community.

5. notify residents of the activities held within the community and the cancellation due to NON-volunteerism (tons of people COMPLAIN.. but usually those are the ones that do NOT volunteer to HELP)

6. We pay to maintain the drainage ditches and common areas as well as the are in front of the housing addition (look at the difference between the area in front of AMBERWOOD VS. ours to see the difference)

7.  We recognize and praise our volunteers.

8. We pay for those wonderful streetlights and the replacement of bulbs (which can take a while on CPS's part)

9.We CURRENTLY send out newsletters via the US mail to ALL homeowners to let them know of the activities in the neighborhood...... NOTE this will soon END as I am proposing a paperless option and a website at our next board meeting::::::

10. We ensure that people who are $500 or more BEHIND in thier annual assessments (which means they havent payed in at least 3 years) go to collections.  It isnt fair that people who pay should be penalized because of the 15% of people who don't.

11. We pay for and maintain the street signs within the borders of our HOA and there are a few that are currently on special order ::: Calico Corner/Krie Trail :::

12. The Board ALSO ensures that we keep construction trucks OUT of as many residential areas as possible.

13. We call and ensure that the Animal Control Services come out to our neighborhood when it is necessary.

14. We are STILL petitioning the county to take over several sections of our neighborhood.  This would save the HOA money and allow us to do MUCH MUCH MORE for our neighborhood.

15.  We hold the annual HOA meeting, which... if you had attended.... you would know EXACTLY what the Board is doing, as well as our plans for the future.

So, Sir or Ma'am, what MORE would you like your Board, being VOLUNTEERS, to do for you?

Kriewald Place HOA President 2011-2012 and VP 2010-2011 AND volunteer for the HOA 2005-2011 so far.

well i use to live in spring vista and the HOA took control of all outline fenceline because yes you can say its the home owners fence but imagine everyone staining it serveral different colors.  so to prevent that the HOA took the responsibilty to maintain a uniform fenceling.  also the fence i am talking about is behind the model homes so who is responsible for that section.  i also know that if you want to get a better bite of the viloators then you better change the CCRs as we were working on when i was on the board at spring vista.  if its going to take too long to get homeowners to cut there grass then i think ther board need to work on making some changes.
