Just spit balling here Our dues are 375 which the board feels need to be raised to 410 next month. A little homework shows that most HOA's in the area have dues between 210 to 250. Two places are over 300 but are in the Friendly Hills area and are in great shape. We need the money because our complex needs a lot of repairs but making the dues 410 will make our condos very hard to sell in this climate. I feel we should bite the bullet and cut our expenses to the nub. I feel past mis-management has led us to this perdicament and raising dues with nothing to show for it just keeps us going down this bad road. I feel we should not raise the dues and see what happens. Any suggestions? 6 units have been put up for sale because I think the words out that dues are going up. None have gone pending in the last 30 days.

You said your HOA fees are $375. Does that mean everyone pays the same amount? They are not calculated re amount of square footage in their unit? Wow, our HOA fees have always been calculated re amount of ownership, ie square footage. The largest floor plan 1200 sq feet will be going from $392 to $418, a $26 increase. Others have increases of 25, 23, 21, 17. The new HOA fees will run from $418, 411, 390, 367 & 274. People listing their units in your complex just because of increased HOA fees is kinda dumb, in my eyes??¦where do you go in the world where there are no increases? And, during escrow the lender will ask the management company if there are any HOA increases on the horizon, so the new buyers will be aware..the sellers will not be able to hide that fact. My thoughts are that you need to raise the fees and address whatever issues you have in the complex. Keep it looking pristine as there??™s nothing worse than an HOA in obvious need of repairs, which would kill sales faster than anything, IMHO. With all that wood construction in your complex I??™d assume there??™s a termite problem?? The complex??™s 1970s architecture was thought to be really innovative and cute with those streams and ponds, but it has it??™s drawbacks = expensive maintenance. I cannot harp on this enough??¦.it??™s all about curb appeal and ensuring every owner??™s property is a viable investment. Our owners received their notices on May 5th re HOA increases starting July 1st, so shouldn??™t your HOA members have received their notices, too? Sorry to be so long winded and will now get off my soapbox. BTW, do you have the NEXT DOOR app? It??™s really good for reading about Whittier crime.
