I can tell for certain, from your suggestions and your questions, that you have not discussed your entrance plan in detail with any real estate attorney; nor have you spoken with any of the commercial property owners at either entrance.
You should have already met with a real estate attorney (for specific ''legal advice'' with all the details of your entrance idea. Why? Although ''the devil is always in the details'' in this case he's ALL OVER IT. Otherwise, you would have understood the information in my previous post.
And I am absolutely certain any lawyer representing an owner of commercial or residential property would advise clients against any such proposal, unless a sale or detailed long-term lease is executed protecting all parties.
