I do not think the housing market is going to turn that quickly. I have talked to a few people in Orchard hill. They do not like the increase. The money is not necessary. It is ashame that most of the people opposed are not going to the meeting because they do not think they can get anywhere with it. A petition, revolt, something would be common with this type of thing. The County club that is mentioned has a HOA fee and a fee to be a member of the Clubhouse itself, seperate from residents. The HOA fee is less because they are not wasting the money, nor are they hoarding it.
This development is not all that. The board wants extra money to have in reserve in case of an emergency. The board should talk to DNREC and see what responsibilities we have as far as the drainage ponds and stormwater areas and present this to the community.
I do not think there are many other types of emergencies that can come up.
The meeting can answer some things for me -
I would like an explanation to the responsibilities of our HOA dues Vs. taxes paid.
I would like to know who is paid for 2008 and who is not.
I would like to know if Lacrosse is paying for the common areas to be mowed or if we are.
I would like to know why the irrigation in the circle is necessary.
I would like to know how much the irrigation cost to fix, if the homeowners money was used to fix it.
I would like to know where each and every dollar collected went in 2008 and how much is left in the reserve.
I would like to know why money is being spent without the consent or opinion of the homeowners.
I would like to know how many violations are currently present in the development in respect to the rules and regulations.
I would like to know what type of contact/if any has been made to correct these violations.
I would like to know the dates these violations were reported and the dates they were corrected.
I would like to know why the HOA Board boasts that they would like a friendly neighborhood, and then send out such a short and demanding letter with the maximum increase for the year allowed.
I would like to know how many homeowners there are currentlyand the number of vacant lots left in Orchard Hill.
I would like to know why the construction/dirt remains on the vacant lots across from the golf course when there is currently no construction in Orchard Hill, by Lacrosse.
I would like to see bids for jobs the HOA will have to pay for in 2009 and would like to know why these jobs are necessary.
I would like a copy of the tax assessment for the "common area" to compare the amount with the budgeted amount in the upcoming budget.
I hope all members of this development take a strong stance to prevent the Board from pushing us around and abusing thier power. We voted them in! I remind you all of the current Madoff scheme worldwide, and constant mismanagement of HOA funds across the state of Delaware more locally. We deserve to know were our money is going. We have a right to know. Vague budgets and B.S. expenses should not be tolerated.
PLEASE COME TO THE MEETING! PLEASE. The board has done some things that should be openly discussed. Would you let me walk up to you and take money out of your pocket?
