Canal will prevail
I know those in the township including the trustees have long felt resentments and other issues directed toward those that ran the city in that past and now apparently many of those that run the city today. As has been well documented over the last year or two the Township Trustees and been very successful in having council candidates elected that are very sympatric to their ancient beefs with the city. The only problem is that these candidates are living in the past. Folks we need to move forward and address the future problems not what has already been corrected.
I want every one reading this posting to place your objective hat on for a few minutes and read Jeff?’ Fix?’s comments about the budget on December 5th and then go onto the archives of this web site or I think the webmaster posted that June 2001 PATA newsletter. Clearly MR. Fix didn?’t know much about the city budget and its debt if 2001 and he has learned very little since then as pointed out by his assessments of December 5th 2006.
Now reading these two profound public statements by Mr. Fix you would think the city is close to declaring bankruptcy. Yet in 2004 the city received a very good bond rating from Moody?’s and then it was upgraded again last year to a rating of A-1.
In the growth management study of 2005 the consultant indicated that there are approximately 275 acres of land within the borders of the city that could be developed as commercial. I suspect mostly office and small retail. This 275 already has the infrastructure in place and it is close enough that the city services could cost effectively provide those needed services. Yet of the seven or eight hundred acres down along US 33 most of that acreage has NO infrastructure in place. The 219 acres that have available utilities and road access will surely be annexed into Canal Winchester and there is NO agreement in place anywhere to stop that. This agreement will not stop that.
If this agreement goes through as written and it is not rejected by the city voters in November then here is the scenario of our future. First you need to put that objective thinking hat on one more time. Please ask yourself why do big time developers invest in vacant land? I believe you should come to the conclusion that they do it to make money. If you buy farm land at $30,000 per acre and you want to sell it for $90,000 per acre what do you need? You need utilities, and a zoning code that can make the land marketable. I believe you will find that Pickerington and Violet Township both have very low density residential zoning in place. I think if you look at the township map you will find that all of the factors that go into a good investments are present down along the south side of Busey Road all the way to Allen Road. Once Violet Township stops Pickerington from future annexations then there is nothing to stop Canal Winchester from annexing all the way to Allen Road. For all we no the purchase options are already signed.
