I hear this Bill Arnett is a pretty smart guy. Shouldn't we also be listening to him?
I hear this Judy Shup is a pretty smart lady. I mean, didn't she spank the architect of this JEDD debacle and send him home crying last election?
Why are we even entertaining debating this JEDD. Shouldn't we be entirely focused on development in the city where we will receive 100% of the proceeds?
Why spend so much time an energy on something that M I G H T happen S O M E D A Y ??
Let's ask our council to focus on tangible pursuits and not the intangible.

We have all the land out by the police dept. left to develop.
We have all that land along Long Rd. left to develop.
And if council gets their heads out of their collective you-know-whats and starts annexing down Diley, we'll have a lot of 90 acre parcels to develop.

Not that much hope there

You asked where there is 90 acres within the city to develop?
As of 2005 the city had nearly 300 acres within the city limits and they were acceptable areas to develop as commercial or mixed use. Despite the fact the we have impact fees and all of the infrastructure available we still find it hard going to complete the plans laid out in the 2005 land use plan.
The city has identified around 522 acres north of Busey and along Diley Road for possible development. The city taxpayers, its water users, and its sewer users have invested millions into the infrastructure along Diley Road. It seems to me that the city must for its own preservation annex this land into the city so that they can recover 100% of the revenues instead of sharing it with the township. The township has put nothing into this Diley Road area. I don't see where they deserve a nickel from the revenues generated by the city taxpayers.
The reason that this 92 acres down along US 33 has developed is because it has all of the required infrastructure in place thanks to the county. The remaining lands down there (US 33 and Allen Road) do not have any infrastructure in place. We as a group are looking at least $50 million in today's dollars to provide that infrastructure.
If the group were to come up with this $50 million the debt service would be over $3 million per year for 20 years. You simply can't raise that much money from this JEDD area to pay that kind of debt service.
It seems to me that what the township needs and desires is an income tax. By state law they can't charge income tax other than forming a JEDD and using the income tax powers of a municipality. If the answer to the township is income taxes then why do they fight the issue of merging with Pickerington? If that is the township's solution and maybe in 20 to 30 years we might see a few dollars come back under these JEDDs.
Can we wait that long?
If they truly wanted to help the community and help it develop commercially then they should pursue a merger with Pickerington. The answer is they are dishonest with themselves and the public. They are trying to sell the idea that a few hundred acres in 30 years will support not only paying back the loans for the infrastructure but support other services within Violet Township. That simply is not going to happen. No kind of fuzzy math will never make that a reality.
HOPE WILL NOT MAKE THAT POSSIBLE.
