Come on down!
I would rather drive to Refugee & Pickerington Rd and spend some of my money there than keep driving into Reynoldsburg and spending it all there.
As has been said, we want commercial development but we don't want it anywhere close to us. Ridiculous! As long as we don't give away the store, so to speak, we should be in favor of such an enterprise.

Fantastic!!
Commercial development!!! Something we need badly. Refugee Road to the east is a natural for commercial growth in our area. You can not have homes everywhere and expect reasonable tax rates. Bring in the development, control it for quality and make the developer pay for the improvements and take the TIF risk.
(And I live in that part of the township so NIMBY doesn't apply)

Let's slow the pace a little
I am not sure this is progress and before we all get excited I would hope we also think this possible development through.
For this development to NOT be a burden on most of the citizens living in the area we must consider a few facts about taxes and where and who benefits.
I guess the first issue is how do you or I get to this new development? Since the majority of the population is located west of the development they must use Refugee Road out of Pickerington. At a minimum it appears that the taxpayers must widen Refugee to five lanes from the Wal-Mart to 256. Since much of the road is in the County road system are they willing to ''invest'' into a access road? Since 256 is the only major road to work in the morning for most of us how do we all compete for our spot on 256 and then on to I-70 west bound. Is this development big enough to justify another entrance ramp onto I-70? Can this entrance ramp be connected to the Pickerington Road/Allen entrance ramp to US 33?
Which government entity will receive the most tax revenue?
Clearly in both the short term and the long term the county and State will receive years of sales taxes.
With increased property value the schools and the township will receive increased valuation but mostly no new tax dollars. However it will tend to reduce the real estate taxes we all pay. Will this be enough reduction to pass a school levy or other levies like for the fire department?
Then this might be a good location for either a CEDA or a JEDD with the City of Pickerington. Clearly this would add to both the city and the townships coffers with income tax revenue that neither can currently collect with out some kind of agreement.
In the end for this to be a success the Township, The City and the county MUST work together here to make this development pay for itself. Throwing money,TIFs or abatements at Wal-Mart is not the why to make this work. They must be willing to invest in the community that will bring them profits.

Fascinating
Orginally, the Reynoldsburg WalMart was to be built where Marcus Cinema is now. Bickerington raised such a stink that the company went across the freeway and built there. All that lovely property tax shot to hell! Oh, and don't forget the income taxes we could have collected. That's what passes for good planning in Ohio.
If you're worried about rebuilding Refugee Rd, then sell it to me. I'll widen it and maintain it for a nice period-say 50 years-if I can keep the excess tolls. Privatize it.
By the way, does anyone know what kind of property taxes/income taxes the railroad pays?
