So Many Homes for Sale

Posted in: River Trails
I don't live in your community, but I have been considering. I have seen a large number of homes for sale there, but so many, in fact, it worries me. I've asked around and have gotten different stories as to why so many people are leaving the community. I decided to take my question directly to you residents. Here's what I got so far, and maybe you can help:

Mineral Rights Issues
Poor Soil/Significant Foundation Problems
Potential Strip Club
Lots of young families moving up
Too many bought with bad loans

Can anyone help? Some of these I can deal with, and some I can't. I can make an informed decision if I know what the problem is.

Thanks and regards,

my 2 cents

My wife and I bought our house 5 years ago. We noticed in our hunt that there seemed to be some foundation issues in the back part of the neighborhood. Our house is a block from the school on Brushy Creek and have not seen any problems. The houses seem to be a little better built. my opinion. They are also 10-12 years old. I think the issues you listed are all considerations. Our neighbors have been the best; some young with families, some older with grown children. I think our neighborhood is a safe one but it takes all of us to be diligent. I know a few have moved because of jobs and others because of bad loans. my 2 cents
No Foundation Problems

Our neighborhood is built on some really good river bottom sandy clay. Some of the homes way south are on fill dirt, but it is the same sandy clay. If anyone has foundation problems, it is not because of our location. Maybe just a bad contractor on a particular house.
All your other points are valid. These are pretty basic homes and most people move on once they establish their credit and lifestyle.
I do not think gas wells or mineral rights would cause anyone to sell. Or buy for that matter. The gas wells that have been drilled in the area have had very little, if any, impact on the quality of life here.
Re: So many homes for sale

I've lived in this neighborhood for 13 years. It has been a quiet and safe neighborhood the entire time. I live right across the street from the school and have had no foundation problems. None of your concerns listed above have been a concern for me in the 13 years I've been here. Since the birth of our 3rd child 2 years ago, we have considered moving to a bigger house, but have considered staying in the neighborhood, just moving to a bigger house. I have thoroughly enjoyed living in this neighborhood, everyone I have met when I go for walks have always been friendly. I love the school, my daughter has been in the school since it opened, she's in 6th grade now. This is an awesome neighborhood I have no complaints. The location is perfect, just a few minutes drive from anywhere.
I hope this helps.
