You would think they would have landscaping and lawn maintenance rules!

I agree.  Driving through you would never think it was a mandatory HOA by the way many of the yards look.

Especially on RT Blvd, the entrance to OUR neighborhood!

RT is my first home purchase, and I've been here just over 3 years.  I'm pleased with the voluntary HOA, but can understand the necessity (in some cases) to have a mandatory HOA just like most other neighborhoods.

Last year, I signed up to go to the Fort Worth Code Blue program training for neighborhood watch, but have not had time due to my work schedule to be on the neighborhood watch yet.  During the training, we were told several times that although there are cases of vandalism, they are few & far between, and usually kids.  Our neighborhood is one of the safest in Fort Worth, we are told by the police, and having successfully fought against a strip club opening in our council district (on the other side of 820 to the west of the neighborhood), we are still 1 of 2 city districts that do not have a club like that.

There is definitely something special about the combination that RT offers, you should definitely come on board.  Welcome to the neighborhood!
