OPEN SESSION MINUTES


PRESENT

CALL TO ORDER
Mr. Pittman called the meeting to order at 6:07 p.m.

HOMEOWNER FORUM
Three homeowners (representing two lots) were present. Lot 212 presented an architectural request for a patio cover. The patio cover is approved provided it meets the City building inspection.

REVIEW AND APPROVE MINUTES
Minutes of the January 2005 meeting were reviewed. There was one correction. MOTION for approval as amended by Ms. Steele; second Ms. Nelson. APPROVED

REVIEW AND APPROVE FINANCIALS
The financial records for January 2005 were reviewed. There was one question about bank charges, Mr. Breinig will look into the charge and get back to the Board. MOTION for approval by Ms. Thomas; second Ms. Nelson. APPROVED.

OFFICER REPORTS

Landscape Report ?– Carescape did not provide a report. Carescape did remove the two trees in the retention basin at the corner of 81st Ave and Olive. These trees are to be replaced by the insurance claim. There is one minor revision to the tree crown thinning proposal, the proposal should read ?“except in the months there is no work done?”.



Ms. Thomas reported that vandals have written something that appears to be motor oil on the side walk in front of the mailboxes on 82nd Lane. Mr. Breinig will contract someone to power wash the sidewalk.

Ms. Steele reported that the annual voters meeting in March 2005 is scheduled for March 23, 2005 at 6:00 pm at the Peoria Library. The April Board meeting is scheduled for the Peoria Community Center on April 27, 2005 at 6:00 pm.

Ms. Nelson reported that the City of Peoria should be starting on the speed control bumps on 81st Ave soon.

Mr. Pittman reported that Ms. Thomas and Ms. Nelson?’s positions are up for election this year. Ms. Nelson will not be seeking a second term. Mr. Pittman also requested to be reimbursed $9.70 for copies and mailings.

The Board received three bids from accounting firms for the 2003 Compilation, 2004 Review and 2004 income taxes. The Board voted to accept the bid from Romanchuk Dwaileebee. Mr. Breinig will contact the firm and set a date for them to begin.

NEW BUSINESS

Mr. Pittman stressed the need to redo the ?“Community Rules and Regulations for Roundtree Ranch.

The second RRHOA prize drawing was held. Lots 2, 219, and 9 were drawn. None of these homeowners were present. The $50 prize will roll over to March. The March prize will be worth $75.
