Possibly buying home in neighborhood.

Good evening all,

I am seriously contemplating buying a house in the neighborhood and I had several questions that can be answered the easiest by y'all.  I had just a few questions before I started reading all the posts, but now have many.  My original questions were for anybody that was in the neighborhood when we had our last big flood, if anybody had any problems with the creek getting close to the homes?  Also, what is the noise factor in the area?  Originally I meant planes, trains and such, but now I realize that there is problems off and on with "kids" being unruley and causing mischief.  I did read about theft in the area as well.  We have been through the neighborhood several times just scoping things out, but of course it's during the daytime and all looked well.  Is there anything so bad in the neighborhood that should deter me from buying?  Any information would be greatly appreciated.  Thanks.

No problems with flooding that I've observed. I live on Lake Path.

Low noise with planes and trains. Some noise with cars if you're outside -- you can hear Nacogdoches and 410 in the distance. Sometimes you can hear people bottoming out on speed bumps in the neighborhood. You can hear school buses, VIA Trans and garbage trucks in morning. School buses and VIA Trans in the afternoons. Occasional UPS, not bad at all.

Kid trouble. Isolated problems with troubled kids whose parents can't control them, resulting in some drug buys/sells at the interal parks, and home problems not related to strangers.

Noise, music, fireworks etc. Mostly comes from the neighborhood to the north of Towne Lake. However, it has happened here, and people complain. I have only called the police once for a noise complaint, and the response was within 2 minutes.

Theft. I have not had anything stolen, but I'm not active in the neighborhood.

Problems, according to me..

The Home Owner's Association doesn't read this forum.

The HOA has chosen a management company that doesn't respond to owner questions or complaints.

There are relatively minor problems that could be remedied that would make this a better place to live.

There are no amenities other than the lake and the two small parks to recommend Towne Lake as a neighborhood.

I really appreciate the information; I am leaning towards moving in.

I live right on the creek, and have never seen the water come into the yard, we moved in in 2000. Neighbors told me that the worst flooding ever brought the water line a couple feet from the house.
