Real Manage

Just my 2 cents: Real Manage being local or not doesn't bother me, and the harassing letters would be easy enough to stop. I think Real Manage would be hard pressed to justify the expense, especially for a lawyer, at a hearing to insist that a resident be responsible for another neighbor's rubbish bins.

After contacting Real manage I talked with the local POC concerning harassing letters about commercial insignia on my privately owned family car parked in my driveway. Since TL didn't bother to define what a commercial vehicle was I used TXDOT's, but I guess Real Manage wanted to try and go with intent instead of the plain language of the deed restrictions. Anyway, after yet another letter I called Real Manage instead of the local POC and threatened to request a hearing, and that's when the harassing letters stopped.

I think it's just as easy for a local company to ignore a resident's letters, or refuse to inform inspectors. In any case, I interested to find out what TL decides about Real Manage.

Many times it's not what we say but rather how we say it.  I have not seen a letter from Real Management; nor do I wish to but I think most people will respond to a request if asked in a polite manner.  It would seem prudent to refrain from any sort of harrassing communication; it serves no purpose other than causing consternation.  I am having a hard time wraping my mind around trash cans causing so much difficulty.  People in our city are homeless, going hungary and folks in some parts of the world are being bombed.  I think perspective is needed here. Lastly, I still support the idea of a local management company.

Management agreements with property managers are detailed in the Declaration of CC&R, Article XII, Section 12.7, Management Agreements. 

Towne Lake is a Texas corporation.  Incorporation is through the Office of the Secretary of State.  The Texas Property Code, revised by the 2007 Legislature,  is the statute that governs our organization.  The Office of the Secretary of State requires Towne Lake to do several things such as register our property manager and file a periodic report.  These records are available to any and all.  (www.sos.state.tx.us/)  Our full name in Towne Lake Garden Association, Inc.  We are a domestic nonprofit corporation.  Compliance with Texas statutes is not voluntary and/or cannot be ignored/voided by our BOD.  Board members are charged with implementation and compliance.  This is one of many reasons we need a property manager with knowledge of procedures and requirements.  Playing catch-up is expensive.
